How water damage leads to mold
Mold needs moisture, a food source and time. Drywall paper, wood, insulation and carpet pad provide plenty of food, and a damp cavity provides the moisture. Growth can begin within 24 to 48 hours of a water event and spread quickly if materials stay wet.
Where mold hides after a leak
- Behind baseboards and under flooring
- Inside wall cavities and on the back of drywall
- Above ceiling tiles and under attic insulation
- Under sinks and behind cabinets
- Inside HVAC ducts and air handlers
- In crawl spaces and on subfloor framing
The remediation approach
The independent crew first confirms and fixes the moisture source, then sets containment around the affected area. Porous materials with growth, such as drywall and insulation, are removed and bagged. Wood framing is cleaned and, where appropriate, sanded or treated. HEPA air filtration runs throughout the process, and surfaces are cleaned and dried before repairs begin.
Preventing a repeat problem
- Fix leaks and drainage problems promptly
- Keep indoor humidity below about 50 percent
- Use bathroom and kitchen exhaust fans
- Dry wet items within a day or two
- Check under sinks and around appliances regularly

Frequently asked questions
How fast can mold grow after a leak?
Visible growth may begin within one to two days if materials stay damp, which is why quick drying is so important.
Is black mold more dangerous than other mold?
Color alone does not tell you what type of mold it is or how risky it is. Any indoor mold growth should be addressed and the moisture source corrected.
Will my insurance cover mold?
Coverage varies by policy and by the cause of the moisture. Check with your insurance company, and keep documentation of the water event.
